General Information

The HOA is a governing body of elected residents and volunteers. Our purpose is to keep our community clean, safe, and a great place to live by enforcing our neighborhoods covenants, conditions, and restrictions.

The HOA is managed by residents just like you. Board officers and members are nominated and voted in by our residents. We have a voting meeting annually in April to elect and vote new members. All residents who own their property have voting rights.

The HOA meets monthly on the second Tuesday of the month. We meet from 6:30pm - 7:30pm. Currently, meetings are held at Georgetown Bowl in the Private Lanes Area. Any resident living in our neighborhood is welcome to attend our meetings.
Dues & Payments

HOA dues for our neighborhood are $35.00 annually. Dues letters go out early April and are due by June 30th.

HOA dues help to cover services for our neighborhood such as snow removal, salting our roads, meeting expenses, community events, and admin costs.

You can pay your dues either online via paypal, or by mailing us a check. Be sure to check out the Pay My Dues link at the top of this page.

Late payments will cause your account to go delinquent. A late fee will apply for payments made after June 30th each year. Accounts that do not pay or are 2 or more years delinquent may have a lien placed on their property by the HOA.

You can report a violation online via the homepage.

The board will handle all violations and will take action based on the issue. No action is needed by residents.

The HOA does a review of the CCR’s every 5-10 years to update and make changes. Residents will be notified of this process at the monthly meetings, via email or texting (if enrolled), and by print media.

Please submit your architectural Request Form online under the resources tab. You may also come to a monthly meeting in person to fill out a paper copy.

We recommend submitting your requests at least 1 month prior to the beginning of construction to ensure a smooth process. We will review all applications within 10 days of receipt, and will respond with either approval, rejection, or what additional information is needed.

You can build a fence on your property, yes. All fences must adhere to the guidelines outlined in the CCR’s and by the City of Fort Wayne. It is your responsibility to get all proper approvals and forms submitted to both the City and to the HOA for approval. Approval from the city does not guarantee approval from the HOA.

Maintenance & Community Services

It is your own responsibility to maintain your own property. This may include mowing, leaf raking, snow removal from driveway and sidewalk, landscaping, home repair, etc.

Our neighborhood is serviced by the following utility providers:
Water, Sewer, Trash: City of Fort Wayne
Electric: AEP Indiana Michigan Power
Natural Gas: Nipsco

Trash service for our neighborhood is picked up on Monday*. Recycling is also picked up on Monday, every other week. Please check the City of Fort Wayne website for the most current and up-to-date information.

Our HOA does not provide private security for our neighborhood. We do have a Fort Wayne Police Officer that represents our area. Any concerns can be directed to the Fort Wayne Police Department or to our officer during special HOA meetings.

Currently, we do not have a neighborhood watch program, but we encourage all of our residents to stay safe and report any suspicious activity to the Fort Wayne Police Department and the board.
Community Living

Currently, we have no restrictions against using your property as a long-term rental property. Please notify the HOA Board by emailing us at info@valleyparkforest.com
Notifying us will ensure that we can keep in contact with you as a landlord and your renters with important information about the neighborhood.

Cars may be parked on either side of the street and must be facing the way of traffic for that particular side.
Cars must be parked on an approved surface to avoid ticketing and or towing by the City of Fort Wayne. Approved surfaces include your driveway, the street, and gravel or paved surfaces. Please visit the City of Fort Wayne’s website for more information.
